Agent Spotlight - Maria Pumilia

Albuquerque Metro Real Estate Expert
After 16 years enjoying a successful career in the biotech and software development industries, culminating in my appointment as Vice President of Client Relations, I chose a second career in Real Estate with the clear knowledge that there is nothing more important to the success of any business than listening to its clients.

As the former VP of a software start up, I know how to go to bat and come home a winner.  I’ve done it for myself, now, let me do it for you!  I have been a Realtor® since 2005, doubling my sales production annually.  Let me be your personal VP of Sales!

In real estate, as in software, my success is based on your satisfaction.  It is my goal to provide you with the easiest and most satisfying transaction whether you are buying or selling a home.  This means so many different things — providing all of the information you need to make tough decisions easier; using my knowledge of the market to write contracts designed to get you exactly what you want as quickly as possible; and communicating with you every step of the way so that you and I both have no unnecessary worries, from start to finish.

I consistently pursue education to continually improve my skills and stay on top of the market, top technologies, best practices, and changes in legislation which pertain to the transfer and ownership of property in New Mexico. My professional designations (current and pending):

REALTOR®.
All real estate professionals are not REALTORS®.  The fact is, some Real Estate Brokers are members of the National Association of REALTORS ® (NAR) and are and thus are REALTORS®, some are not.  What’s the difference to you and your bottom line?  HUGE.  Read a full description here.  Before you hire a real estate professional to help you buy or sell a property, be sure to ask if they are a REALTOR®

Certified Negotiation Expert (CNE)
The CNE designation is designed to give the professional negotiation techniques, approaches, and skills to achieve the best possible outcomes given the market situation and the client’s personal situation. The training is tailored to address real estate negotiation situations and includes hands-on practice in role plays and case studies.   I have held this designation since January 16 2008, and I use it every day.  In case you are not already convinced and you would like more information on why this important to YOU as a consumer, read a full description here.

EcoBroker®
Certified EcoBrokers® are trained in the issues that drive the growing demand by consumers for home and business environments that are safe, non-toxic and energy efficient.  I will have held this designation since December 2008.  For more information on all the aspects of this designation, read a full description here.

Certified Residential Specialist (CRS)
Realtors who receive the CRS Designation have completed advanced courses and have demonstrated professional expertise in the field of residential real estate.  Fewer than 4% of Realtors nationwide have earned the credential.   I am currently pursuing my CRS.

Notary Public
I am licensed by the State of New Mexico and the National Notary Association.
I offer free notary services – please don’t hesitate to contact me should you ever need notary services for a personal or business document.

In addition to my high level of service for “standard” residential transactions, I have closed sales and completed accredited courses in the following specialized types of residential and investment transactions:

NM Wells and Septics
If you have a well or septic system currently, or are considering the purchase of a property with a well or septic system, then you MUST have a real estate professional who is well versed in the most recent regulations pertaining to these systems.  NM has recently instituted new laws with regard to the transfer of property that has a well or septic system, much of which has not been well publicized.  Many real estate professionals are completely unaware of these changes.  If you do not have someone advising you about these regulations, you can run into significant issues, including the loss of your well or septic permit (imagine how hard it would be to sell your property without that!), or you could purchase a property with a well or septic that may create problems when it comes time for you to live in it or sell it.

I have completed transactions with wells and septic systems and I have earned credit hours in the only Well and Septic systems related class that has been accredited by the New Mexico Real Estate Commission, “Wells and Septics – A Broker’s Guide To Regs”.   I have developed a complete checklist to use with my clients as it pertains to well and septic permit and ownership transfer.  For buyers who aren’t accustomed to the statutory and maintenance procedures involved with owning a property with a well and septic, or for sellers who wish to prep a home for sale with one or both features, my checklists will help make sure all the appropriate steps are taken to have a fully licensed, legal and transferable/saleable system.

Foreclosures
I have represented buyers and sellers in transactions for properties in pre-foreclosure, short-sale and post-foreclosure (bank-owned).

I have earned credit hours in the only foreclosure related class that has been accredited by the New Mexico Real Estate Commission, “Understanding Foreclosures in New Mexico”.  Topics and case studies we covered include:

  • How to find properties in foreclosure
  • How to work with sellers in foreclosure
  • How to work with buyers interested in foreclosure properties
  • Where to find financing
  • How lenders market homes after foreclosure
  • How Bankruptcy effects the foreclosure process
  • The steps in the foreclosure process.
  • What can be done to slow the process?
  • Finally, Strategies for Listing, Buying or lending.
  • 1031 Tax Deferred Exchange of Real Property
  • I have represented both buyers and sellers wishing to transfer property using this tax deferred strategy.  I have earned credit hours in a class that has been accredited by the New Mexico Real Estate Commission, “IRC Section 1031″.

Property sellers seeking tax relief from capital gain taxes on the sale of their property can sometimes utilize the 1031 Tax Deferred Exchange – a real estate transaction that is structured to meet the IRS requirements for capital gains and recapture tax deferral.  The transaction must meet very specific guidelines for execution in order to be eligible for the tax benefit.  This class included topics such as:

  • What are the steps of a 1031 Exchange?
  • What is a Qualified Intermediary and what do they do?
  • What are the statutory requirements of the property to be sold?
  • What are the statutory requirements of the replacement property?
  • How must the transaction be structured and timed for eligibility?
  • Delayed Exchange Rules
  • Tax advantages of the 1031 Exchange

Please contact me for all your Albuquerque New Mexico real estate needs.

Vange Peña-Jenks was born and raised in Albuquerque, New Mexico. She has seen Albuquerque grow from a quaint little town to the modern city that it is today. Real estate runs in her family, as her father was a custom home builder and a Real Estate Agent back in the 60s. After a long, successful, and nationally recognized career as a Business Development Consultant, Vange has decided to pursue a career in real estate on a full-time basis. Vange is no stranger to Real Estate, she has held her Associate Broker’s license since 2006 and Qualifying Broker’s license since 2008, but has just dabbled in real estate, primarily working with investors and fixing up and flipping homes. Vange will now take her skills that she acquired as a successful business owner and translate them into the real estate field.

I am a true, blue native of New Mexico and am very familiar with the greater Albuquerque area. I love New Mexico and am very excited about selling it!

I understand how important it is to provide excellent and honest service. I am dedicated to listening and understanding my client’s needs and wants and am committed to providing knowledgeable service that exceeds your expectations.

In these challenging times, it is more important than ever to have a Realtor that is experienced and will provide you with all the information you need to make an informed decision.

As an agent who’s an expert in this local area, I bring a wealth of knowledge and expertise about buying and selling real estate here. It’s not the same everywhere, so you need someone you can trust for up-to-date information. I am eager to serve you. Here are some of the things I can do for you:

Sell a Home
When its’ time to move, you need someone who will advise you and provide accurate about the market in your area, advertise your home, show to prospective buyers, negotiate the purchase contract, arrange financing, oversee the inspections, handle all necessary paperwork, and supervise the closing. I can take care of everything, from start to close.

Consult on Home Selling Tactics
Oftentimes buyers don’t visualize living in your home the way you do. I can make your home attractive to its ideal audience-which can help you get top dollar. Things like staging the home, making repairs or minor improvements, or even simply painting the walls can be the difference between a home resting on the market and one that’s sold fast.

I would love the opportunity to sell your home-quickly and with the least amount of stress to you!

Thank you,
Lisa Guggino

Janie Gilmore- Daniels and Katherine Mosley are an energetic and knowledgeable mother daughter real estate team committed to delivering results and exceeding client expectations.  Since their partnership beginning in 2003, Janie and Katherine have helped hundreds of buyers and sellers and have a combined 30 years of experience.  Their clients range from first time buyers, to the high end luxury buyers and sellers, investors, and everything in between.  Both native to Albuquerque, they offer their clients a wealth of knowledge and understanding of the various areas within Albuquerque as well as surrounding metro areas.  They specialize in preparing listings for sale, even drawing from their own inventory of home furnishings and decorative accent pieces to help sellers stage their homes.  This is a very hands on---high energy team with whom you can expect to work personally as opposed to being passed off to an assistant as sometimes happens.  Integrity, hard work, professionalism, and delightful personalities define this outstanding team.

About Katherine:
Katherine graduated from New Mexico State University in 2002 with a double major in Geography and Urban Planning.  After college Katherine spent a short time in Honolulu, Hawaii and enjoyed every minute of it though soon it was time to return to her home in New Mexico where she worked diligently to learn the full scope of the residential real estate business.  By 2005 she and her mother were equal partners in their dynamic practice.  Katherine's real estate career focuses primarily on helping people find their perfect home.  She absolutely loves working with buyers and jokes that she has a black belt in home shopping.

"Katherine displayed the perfect balance of professionalism and personal warmth all buyers hope to experience when working with a Realtor®," explained Christian Pike.  "Her foremost interest was helping us find a home that was right for us.  Without question she is the only one I would call if I were in the market for a new home."

Katherine and her husband have two young sons.  Katherine enjoys an active lifestyle and competed in her first fitness competition in 2014.  Her husband races dirt bikes and the family travels to various desert locations around the state for his races.  Katherine loves to ride bikes and to go for hikes with her two Alaskan Malamute dogs.

About Janie:
Janie has been a highly respected Albuquerque metropolitan area realtor since 1992.  Her past career endeavors include: classroom art teacher, legal products sales representative, and manager of a local insurance office.  The mother of three grown children, Janie was an immediate success in Real Estate earning "Rookie of the Year" her first year in the business.  Her other awards and accomplishments include

She is well known for going the extra mile for her clients and is grateful to have built a successful practice…..of which 90% is based upon referrals. The combination of creativity along with communication and negotiating skills provide invaluable assets to her clients.

Janie lives in the East Mountain area with her husband and their 3 dogs.  Janie is an avid outdoors person and a super athlete winning several rollerblade races around the nation.  She begins each day rain or shine with a hike with her dogs.  She also enjoys cross country skiing and is active in a local cross country ski club.  Janie is an amazing gardener and loves to dig in the dirt! A New Mexico native I’ve been a homebuilder and general contractor in Albuquerque over 20 years.  I started in the industry working for companies like Roger Smith and FDC in the field as a laborer but eventually worked up to superintendent and foreman.  My commercial experience includes working for companies like the multi-national general contractor Flintco Constructors building US Post Offices and other site built improvements throughout Albuquerque and Kirtland AFB.  I’ve worked a as Project Manager, Development Coordinator, and Site Superintendent building  multi-million dollars commercial projects but the real motivation was to venture back into the home building market.

Focusing on infill developments I started out on my own building townhomes, patio homes and single family homes throughout Albuquerque but eventually focused on a new development starting in the Far NE Heights of Albuquerque.  High Desert eventually became the primary goal of my construction and development career.  High Desert offered the opportunity to build blocks of townhomes and multi-million custom homes.  We were able to edge out a unique and characteristic niche in High Desert and surrounding areas by building very high quality custom homes.  Contemporary,  Southwest Contemporary, Prairie, and Southwest Revival are just a few styles that still grace the NE Heights resume of custom homes built by myself and my partner of 15 years.

As the home market slowed my company was asked to build the very first LEED Platinum Commercial office building in New Mexico.  This 3.5 million dollar project graces the Southeast corner of Tramway and San Rafael.  Nationally recognized the Cognitive Behavior Institute put New Mexico in the forefront of environmentally sensitive construction.

Numerous real estate developments, both commercial and residential outline my career.  I’ve served on boards like the Animal Humane Association, Construction Industries License Appeals and UNM Project Manager Council, all issues that I have an interest in either personally or professionally.

My first NM Real Estate license was issued in 1992 after completing courses at the Norris School of Real Estate.  Not until 2012 did I realize selling Real Estate for Keller Williams was just as satisfying if not more than construction.  I knows the local builders in Albuquerque, the methods and construction techniques used and the standards of quality construction.

Playtime means golf and that’s where I’ll be if not working.  If you’re ever looking for a 4th then you know who to call.
